Dubai Islands sits in Deira, close to the historical core of the city, rather than in the newer southern districts. The combination of beach access, a functioning ferry connection and proximity to Deira's commercial activity gives the islands a character that is different from Palm Jumeirah or the Marina. The development is still maturing, which means there is risk, but also the kind of early-mover opportunity that more established areas no longer offer.
The standard deposit for an off-plan purchase in Dubai is 20% of the purchase price. On this project, that works out to around AED 440,000 on a one-bedroom entry price.
